"We've used Pennfield Paralegal for many years in the Los Angels Area for all our Commercial, Residential and Multi family units. They've served many Notices and have helped us with many different situations from Nuisance, eviction due to animals Dogs, Non payment of Rent, And several other eviction cases, we've been fortunate they have all turned out in our favor FYI they were not easy we're major headaches and cost us time and money so be prepared to lose more money and time the judge is NOT on your side., Attention Eviction cases requires a lot of paper work, time, and patience. AND they don't always turn out they way we want but at least we got them OUT!. While in court I've seen many Landlords lose. DOCUMENT AND SAVE EVERYTHING TO THE DETAIL. And HAVE YOUR SHIT IN ORDER or you WILL LOSE YOUR CASE.. DO NOT TALK ON THE PHONE WITH YOUR TENANTS. Text message or emails so you have documentation PICTURES and PROOF . Some of our evictions we've settled outside the court room and some after going to court. BE AWARE. Mostly likely you will not get any MONEY BACK from tenants and they will get more time to move out. But the good news is they will be OUT! And be prepared for the unit to be a disaster and cost you more money to fix and repairs and repaint etc. I read the Bad reviews and none of those things have ever happened to me so I will continue to use Pennfield for many years to come. Btw I've have used other BIG NAME eviction Attorney Services just to see the difference. In 2018 we spent over $18,000 for the same out comes. Remember Attorneys they charge $400-$500 an hour. They keep track, log and charge every MINUTE, every phone call, every email they read and time to read. everything. don't think calling them after you hire them is free. If you have a very complex situation and tenant then yes I would recommend you pay the $4k-$10k and hire a Big Eviction Attorney. But if you have a straight forward case they just haven't paid then PENNFIELD is great for most other cases. So if you complained about Pennfield go and hire an attorney then. Most likely you won't. And with Pennfield the only time you pay to hire an attorney is when you want them to represent you in court then you will pay the $500-$700 . But other than that Pennfield prices are EXTREMELY FAIR and reasonable. The Landlord is responsible to know what posting are required to be on your buildings so any questions about that call the Cityand if your in Los Angeles county good luck with that . Could take hours or days for a call back or response and DO NOT go buy everything you read online. Many things are old post and with Los Angeles they change the requirements when ever they feel like screwing the Landlords again.

"Before I begin, check the number on my reviews. Clearly, I've reviewed a lot of businesses on Yelp. So, this is my actual experience. I'm not giving this review for any other reason.
So, you're a landlord and you want to get a tenant evicted. You can pay $2,000 to a law firm to just get the case going or you can work with a paralegal and get it filed for a fraction of the cost (about $500). Clearly, starting small should be your first option.
I spoke with Carlos at the inception. He told me that his firm could get the case filed. If the tenant files an answer and contests the case, he can refer me to an attorney that would take the case from there on. Once you agree to their terms, Carlos hands the case over to Cecilia. Cecilia will then take your case over the finish line.
Now, if I tell you that Cecilia is working over 100 cases, that is an understatement. Cecilia is super busy, so do not expect to have phone calls every other day advising you of the status of the case. However, Cecilia will quickly notify you when there are updates to your case.
Cecilia will file the case electronically, and work with you on getting the summons served on the tenant. Here, you can do it yourself or hire one of their official process servers ($100). I highly recommend using their process server. It's a neutral third party that will verify service.
In my case, the tenant did not contest the case, and we got a default judgment. However, the tenant filed an ex parte motion to have the case thrown out. Although it was done so quickly that I could not get an attorney, the case was so air tight that the judge denied the ex parte motion. So, I prevailed in the end.
Cecilia then worked with the Sheriff to get the Writ of Possession, and now I'm back in control of my unit. The only thing that I would like is for PPS to file a claim for back rent on their court filings instead of just a writ of possession. However, I can't fault them at all. I've got the tenant out, and I've regained possession of my property. Now, I just have to go to small claims to get my rent. That's a small price to pay for a successful eviction.
I highly recommend starting with PPS. You'll be glad that you did. "

" Our tenant hadn't pay rent for 5 months and the tenant refused to file for rent relief, when we filed on behave of tenant, it was on forever 'new case' status, we pretty much gave up hope for getting rent relief. When we were finally allowed to evict the tenant, we tried multiple law firms, but they were all too busy to even take our call. We found Pennfield Paralegal service through recommendation, and with their help, we were able to get our rental unit back. We only needed to complete the initial form, sent it to Pennfield, and from there, they handled everything from filing summons and complaint, to serve tenant the paper, to let us know tenant defaulted on counter the complaint, to filed the writ of possession, to forward the eviction order to the sheriff department, to let us know when the Sheriff department set the eviction date, to finally remind us one last time the day before the Eviction what we need to do.

" I contacted Pennfield Paralegal Services from an ad in the Apartment Owners Assoc. magazine. Carlos spent an incredible amount of time advising me over the phone and explaining the process. Keep in mind this was an eviction whereby the tenant had not paid rent for some time and caused property damage and disruption over a period of time and failed to cure warnings to fix violations. He felt he could skate by given the LA County moratorium. Carlos determined the evidence and the work that I had done serving the tenant with 3 day notices of lease violations for material and significant breach of contract, disruption of the peace for the other residents, and "nuisance" evidence that allowed for eviction even during the moratorium. He recommended I procure security cameras since the potential was high for property damage after the notice was served; that purchase and installation and set up took longer than the services from Pennfield! It was the best advice I have received as a property manager. Once I gathered all of the evidence including security camera footage, a police incident report since neighbors had called the police twice on this tenant's disruption, Pennfield got the paperwork done within hours and posted the 3 day notice to move the next day and the tenant started moving out immediately. I highly recommend Pennfield. I have been a multi-unit property manager for over 17 years, and this was my first tenant where I required help to succeed with the eviction. I worked with FASTEVICT for WEEKS trying to accomplish this eviction. There, every case is worked by whoever happens to read your in-coming e-mailing. I was sending duplicative information over a course of days and getting different spiels including "you have no grounds to evict under the moratorium." I asked for my deposit back from FASTEVICT when I decided the right hand did not know what the left hand was doing at that firm. Twice now I requested my deposit back, no surprise I am still trying to get the deposit back weeks later. They were useless. Cecelia is great. Both she and Carlos are bilingual--a benefit I did not need in my circumstance, but good to know. "
